Selling for the guardianship of Sylvia Barrows the following: a 2 acre +/- direct lake front lot known as “Barrow’s Point” with 300 ft of frontage, three cabins with 2 bedrooms each and baths, gorgeous views. The 110 acre +/- home farm with fields and woodland, extensive road
frontage, lake and mountain views, 33 ft of lake frontage, old farm house, post and beam barn. A nice 10 acre +/- lot on Champlain Blvd with extensive road frontage. All three parcels to be sold as one parcel.

 

Terms: The real estate will be offered by sealed bid which must be submitted to Duane Merrill at 10:00 AM Saturday August 7, 2010 on-site. The three highest sealed bids will have the opportunity to participate in a live auction at 10:15 am Saturday August 7, on- site. Important Notes and Observations:

A. Reasons for the sales: Sylvia Barrows has entered a long term care facility. Proceeds from the sale will be used for her care.

B. The Benton Appraisal lists 33 feet of frontage on Lake Champlain as a right of way. It is owned by Sylvia Barrows.

C. The septic system at the three camps was unclear at the time of Benton's appraisal. It has now been determined that an engineered design septic system with pumping station and septic field was installed serving a total of six bedrooms, three bathrooms a maximum of four persons per camp. see state of VT case no. WW-9-007 for details.

D. The western section of the Barrows point lake front lot may not be built upon as the septic field is located in that area and is a common area for the Barrows and the four camps north of the point.

E. The three camps have electricity, well water, and approximately 1,341 sq ft in total. A new camp or home is possible. Sylvia Barrows pays taxes on the 300 ft of lake frontage.

F. The Kimball Dock Rd system is private and is owned by Sylvia Barrows which she pays taxes on. The residence and Barrows appear to maintain it.

G. The large maps are the most recent up-dated from the town of Ferrisburgh. The property has not been surveyed. Benton lists 122 acres, new town tax bill lists 121.5 acres and the town map at 121.1 acres.

H. Some of the land consists of very good agricultural soils. A local farmer is now renting some of the land and will harvest corn in the fall.

I. The north section of the Barrows home farm consists of a nice wooded ridge with wild life.

J. Zoning in the agricultural/residental district is 5 acres and lake zoning is 2 acres. The limited soil testing that was done on the home farm indicate 8-10 building lots, plus the existing old farm house lot, plus potential two lots on Champlain Blvd. and the lake front for a possible total of 12-14 lots at this time. More lots are possible.

K. The old farm house will need extensive renovations. The post and beam barn appears solid with a stone and cement foundation. It could hold enough hay to feed 100+ cattle through the winter.
